Where the data comes from

Council licensing pages, designation notices, fee schedules, maps and public registers, re-read on a schedule. When a council page breaks or blocks us, we keep the last verified result and flag the source for review. A broken page never silently changes your answer.

What we do not check

How many people live in the property, whether you hold a licence, letters the council sends you, or planning rules such as Article 4 directions. We match the postcode to the council's ward list or designation map. Where that cannot decide, we say so rather than guess.

Questions landlords ask before paying

Does the address prove that I need a licence?

It proves the council and whether a scheme covers the whole council, the postcode or the named street. Occupier count, households, property type and exemptions still decide the final answer. We show what the address proves and what you must confirm.

What if the scheme is drawn on a ward map?

We look up the postcode's ward and test it against the council's ward list, or against the ward boundary the council used when it designated the scheme. When neither can decide, we say so and link the council map rather than guess.

Where does the licensing data come from?

Council pages, designation notices, fee schedules, maps and registers for every English council. Each result and each alert links the council source so you can check it before you apply or pay a fee.

What happens if a council page fails?

We keep the last verified result and flag the source for review. A broken page does not replace good data, and your daily check still runs against the last verified data.

Is there a free trial?

No trial. The property check is free and unlimited, signed in or not. You pay when you want the address saved and watched every day. UK consumers can cancel within 14 days for a full refund.

Do you cover Wales, Scotland or Northern Ireland?

Not yet. Landlord Pro monitors properties in England only.

Can I cancel online?

Yes. Manage or cancel the plan from your account. Access continues until the end of the paid period.
