Nottingham additional HMO licensing is citywide and applies to smaller HMOs occupied by three or more unrelated people forming two or more households.
HMO fee up to 9 bedrooms from 1 April 2026: £697 on application (Part A) and £910 on grant (Part B), total £1,607. Accredited total £1,210; less compliant total £2,180; £29 extra bedroom fee applies from 10 bedrooms.
Properties exempt from this scheme
- Buildings controlled or managed by public bodies or registered providers of social housing are exempt under Schedule 14 of the Housing Act 2004.
- HMOs subject to an interim or final management order, or a temporary exemption under section 62, are excluded.
- HMOs requiring mandatory licensing under section 55(2)(a) are excluded from additional licensing.
- Approved-code student accommodation administered by ANUK and section 257 converted blocks are excluded from additional licensing.
Discounts the council offers
- Accredited proposed licence holders with the Nottingham Rental Standard, Unipol, DASH or ANUK pay £1,210 instead of the £1,607 standard HMO fee for applications up to 9 bedrooms.
