Croydon selective licensing applies to privately rented homes in selected wards from 1 September 2026 to 31 August 2031.
The scheme covers 14 named wards. Two streets on either side of a ward boundary can end up with different answers, so checking the ward of the property matters more than the postcode.
Paid in two parts: £480 on application (Part A) and £320 on grant (Part B). A one-year selective licence is £544.
Properties exempt from this scheme
- HMOs that require a mandatory HMO licence are exempt from selective licensing.
- HMOs that require a Croydon additional HMO licence are exempt from selective licensing.
- Properties let by a registered social landlord are exempt.
- Properties subject to an Interim or Final Management Order are exempt.
- Properties with a temporary exemption under section 86 of the Housing Act 2004 are exempt.
- Tenancies or licences exempt under the Housing Act 2004 or the Selective Licensing of Houses (Specified Exemptions) (England) Order 2006 are exempt.
Discounts the council offers
- £50 off Part B where the property has an EPC rating of B or above.
- £100 off Part B for accredited landlords or members of specified schemes.
- £100 off Part A for eligible multi-dwelling applications after the first flat.
A landlord who qualifies for the strongest energy and accreditation discounts on this scheme pays around £600 instead of the headline £800 fee, a saving of £200.
